The property was well located. The arrival instructions were relatively clear. The room was a good size. They arranged earlier check in for a fee. It was free to store luggage before check in.
Could be better: During the height of summer in Rome, when the temperatures were 35-38 degrees outside, the aircon of our room was broken and not fixed. It was evident that this had been broken for some time and yet the property didn’t warn us. There was instead a portable unit which was unsuited to the size of the room - this had clearly been in place for some time with a special curtain made across the window which was open with the outflow air. The temperatures were 26-27 degrees through the night, which was pretty unbearable. We complained and they promised us a desk fan and a partial refund of 60%. Neither materialised. In general, communications from the property were poor - never answering the phone, email or WhatsApp. Before we left, the receptionist wrote us an email confirming that we would get a 60% refund and since we returned have of course they have failed to respond and the promised refund has not been processed. We have been treated very badly. Finally, the room was not well cleaned/other items were broken (such as a lamp which flashed continuously if used) and the fridge was turned to minimum - the property did not check and so it did not keep milk to the right temperature. I would not recommend at all.
